>>Brick Lane E1 – Commercial property refinancing
Protocol Finance Solutions Ltd was involved in the refinance of a large site comprising a mixed-use investment. This site included offices, retail, A3 exhibition and filming studios. We successfully structured a loan of £25m with an American lender on a seven-year term, despite a complex ownership structure and multiple tenants being on licences rather than standard FR&I leases
>>Hendon – Refinancing – Student Accommodation
We have been involved in the challenging refinancing of an existing facility, whilst the client had already commenced works to extend the property by adding a floor and an annex. We arranged an investment facility where the client released further equity to conclude the works successfully, resulting in a new, high-quality building providing premium student accommodation.
>>Chelsea – Residential investment
We facilitated the refinance of a former warehouse in a prominent location in Chelsea, which had been converted into a luxurious single dwelling house with the value of over £30m. The offshore client was under pressure to refinance the development facility and despite the property being empty, we secured a loan in the region of £15m with a private bank, including a rollover of interest for two years to allow a sale.
>>Hackney – Bridging Loan – Land
The client required funds speedily to complete on an auction acquisition. We secured a bridge loan within 24 hours secured on a land in Hackney.
>>Golders Green – Development – Houses in Multiple Occupation (HMO)
The client purchased a vacant 33-room old nursing home in the midst of the financial crisis. We managed to secure a loan for the purchase and the redevelopment of the site. The client successfully redeveloped the property in stages, creating high-quality 56 studios. Upon completion of the project, we successfully refinanced it as an investment offering an attractive finance, releasing the entire project investment and more.
>>Germany – Bridging loan – Residential investment
The client who was introduced to Protocol by a well known Swiss based International bank required a quick solution to settle an outstanding debt to the local tax authorities in Munich.
